Emmeline - Plan Sealing Achieved in Record Time!

Bluebird recently achieved Plan Sealing with Council in only 4 weeks for Emmeline on Elizabeth, Rosalie. Emmeline is a seven-unit development located in one of Brisbane’s most sought-after fringe suburbs, Paddington. The Bluebird Team was instrumental in coordinating the plan sealing application and wanted to share how we streamlined the process for our client. 

  • Firstly, we started the plan sealing process early on by creating a Pre-Completion Program for the project. This showed us how to sequence the plan sealing requirements alongside the construction program.

  • We also prepared a very detailed DA Matrix to ensure all the DA conditions were allocated to a responsible person, such as the builder, surveyor, engineer or developer. 

  •  A Minor Change Application was submitted during construction to capture some small design changes that were made along the way. 

  • Critical path items, such as the Building Format Plans (BFPs) and the As-Built Services Plans, were completed ahead of time. 

  • We also lodged the QUU paperwork and obtained their approval prior to lodging for Plan Sealing with Council.

  • We liaised with the lawyers to ensure the Final CMS was ready and there were no updates required to be made to the purchasers. 

  • The team submitted the plan sealing documents in two tranches, which allowed Council to assess the information progressively. 

  • We were also quick to respond to their RFIs to ensure that there were no delays. 

  • Finally, we worked closely with the Builder to ensure Plumbing Approval and QFES Approval were scheduled to achieve Certificate of Classification as early as possible.

THE OUTCOME 

Once the final plan sealing document was submitted, it only took Council 20 business days to assess our application and issue their final approval.
