THE BENEFITS OF THE OUTSOURCING MODEL

Located in the trendy pocket of Cotton Tree on the Sunshine Coast, Driftwood is an architecturally designed complex of ten apartments over six levels with an array of residents’ facilities, just a stone’s throw from the beach. As of this month, Bluebird is proud to announce that we have reached practical completion, plan sealing, and settlements are now just around the corner.

Bluebird has been integral to the delivery of Driftwood as the Construction Superintendent and external Development Manager. Driftwood was developed by a private developer, who has focused mainly on land, commercial and industrial projects across the Sunshine Coast. Driftwood was a natural evolution for the developer, and the next step-up in terms of scale, complexity and financial commitment.

 

The developer, Tim, is an entrepreneur and visionary, which are necessary traits for property development. After successfully purchasing the site, negotiating zoning/height changes, obtaining development approval, and coordinating a successful sales campaign, Tim arrived at the construction phase. This is a complex stage of any project and Tim knew that he didn’t want to take on any unnecessary risks.

 

So that’s where Bluebird stepped in. Through our “out-sourced model”, Bluebird provided decades of construction experience, as the Construction Superintendent.

 

Prior to the 2020 pandemic declaration, we finalised the construction documentation and negotiated the build contract with the builder. On the developer’s behalf, we also managed the builder and their contractual obligations, to ensure a high-quality product was delivered on time and on budget.

In a nutshell – Bluebird was an external and unbiased third party who was able to deliver the best outcomes for the project. Our involvement through the construction phase also allowed Tim to simultaneously focus his time on other projects, gaining both flexibility and peace of mind.

Our role then expanded into providing development management services, as we coordinated all statutory compliance, plan sealing, purchaser variations, inspections, and handovers. On a monthly basis, we also managed the PCG meetings, the feasibility updates, cash flow forecasting, and funding reporting. Through regular site visits, communication, and meetings with the project team, we kept a firm eye on progress and gave the developer confidence that all key project risks were being addressed and mitigated and opportunities maximised.

We now look forward to welcoming our new residents to Driftwood as they start to move in this month.
