Affordable Housing | Acquisition Success

On the back of delivering 34 affordable homes at KubUnity in Capalaba, Bluebird has been busy over the last six months working with a local Community Housing Provider to source new apartment sites for their housing portfolio.

We have recently acquired three new development sites in Brisbane, which will collectively deliver over 200 social and affordable homes for the community. These sites are in Brisbane’s northern suburb of Chermside and inner south at Stones Corner. 

Bluebird has also been appointed as the Development Manager for the 10-storey project in Stones Corner and we will be working towards submitting a DA over the next couple of months. The broader project team has now been engaged and we look forward to creating a building that contributes to providing more affordable housing accommodation, meets the needs of the tenants, while also delivering great sustainability and design outcomes for the community. Some of the initiatives we are working to achieve:

  • 7-star NATHERS rating

  • Adopting the Buildings that Breathe design philosophy

  • Incorporating sustainable green travel plans

  • Incorporating accessible design by adopting LHA guidelines

  • Integrating building with surrounding community and pedestrian networks

  • Maximising natural ventilation and vertical greenery

  • Providing communal amenities, including a rooftop garden

  • Improving overall living conditions and residents’ quality of life

For those new to this form of accommodation, affordable housing (rental) are residences provided at a rental price point that is more affordable to low- or moderate-income tenants (paying up to 75% of the prevailing market rent). This is aimed at helping to reduce housing stress and to better support non-housing related expenses.  This accommodation is often targeted at households such as key workers employed in service industries or people on support or age pensions. In comparison, the social housing model is calculated at 25% of a household’s income.

Social and affordable housing benefits the entire community by contributing to mixed and sustainable neighbourhoods. It ensures people have access to appropriate housing that meets their needs and allows working families to remain closer to their employment and community hubs. It also supports local organisations and our economies and is a vital part of our social fabric. 

Bluebird is very keen to secure more sites to deliver this type of accommodation! Some of the key site attributes we are looking for include: 

  • Site area of 1,200sqm +

  • Zoning for 5-10 storeys

  • Within 10-15km for the Brisbane CBD

  • Excellent access to public transport (within close walking distance to train stations and major bus interchanges)

  • Walkable to amenities (within close walking distance to major supermarkets and retail shops)

  • Close to green infrastructure, such as parks, bridges, and bikeways

  • Close to schools and employment nodes
