The review resulted in a creative strategy to reconfigure the lots to achieve a higher density of apartments and provide a level of confidence around the future development potential for the property.

A client recently engaged Bluebird to provide financial modelling services for a project in the riverside suburb of Toowong. The client wanted to understand what development opportunities were possible on the site and what type of project would deliver the best financial returns.
Bluebird reviewed a range of development scenarios, giving consideration to the town planning parameters, site constraints, as well as other market considerations.
Using our feasibility software and decades of property experience, we provided the client with detailed financial models, which showed the profit they would make under each option.
Following this analysis, we made a recommendation to the client on how to proceed with the project.
