Bluebird’s New Development Partnership in Brisbane

Bluebird is thrilled to share some exciting news.

We're proud to announce that the development application for our new Bluebird joint venture Development Partnership has been submitted to Council. Located in the leafy inner-city suburb of Highgate Hill in Brisbane, this new boutique apartment building is a collaboration between Bluebird and the current landowners.

Our recently launched Bluebird Development Partnership service offering is in the form of a joint venture with a landowner who is keen to unlock the possibilities of a project. This formal partnership is a real alternative to tackling property development on your own.

Exploring our Joint Venture

Our Bluebird Co-Founders Claire O-Rourke and Riye Arai-Coupe were fortunate enough to meet the landowners of 5 Dudley St, Highgate Hill, QLD who have owned and managed this property for 15 years.

As long-standing residents of Highgate Hill, they did not wish to sell their property and wanted to understand what other options were available to them.

The option of restoring the existing building was reviewed. However, its age, state and deteriorating condition made it unfeasible, particularly after the impact of the 2011 floods.

With this in mind, the landowners were still committed to reinvigorating the site and began seeking ideas to understand their alternatives. This is where Bluebird adds value, by taking away the guesswork and presenting real possibilities.

The landowners were able to learn of all of the possibilities through the project feasibility assessment and analysis. They were given a clear idea of what could be built and understood the potential challenges. The landowners were keen to construct a new apartment building but had limited experience in tackling a development project of this size and complexity on their own. 

From the outset, Bluebird and the landowners have had a clear alignment in values and vision, and we have worked together to create an incredible development. This relationship quickly expanded into a formal joint venture project and led to the recent launch of Bluebird Development Partnerships.

The result? The landowners now have a viable alternative for their asset, while Bluebird adds meaningful value to their investment and oversees the development of the site in its entirety.



An Inspiring Project

After the landowners understood the range of possible development opportunities, it was determined that a boutique, high­ quality architecturally designed residential building would be brought to life.

Featuring a collection of 8 x large 3 bedroom riverfront apartments, the building embodies the values and character of its community and delivers an unparalleled standard of living and environmentally sensitive design. 

The design is centred around three core project pillars being 'Community', 'Sustainability' and 'Biophilic Design'. This has resulted in a high-quality residential building that connects residents with nature, delivers best practice in sustainability and considers the community. 

Additionally, the design delivers a rhythm of curved facades, vertical gardens and natural materials, while also embracing the site’s urban subtropical setting, by maximising orientation to the park and river.

We have spent time with our neighbours and surrounding residents to review the proposal and learn what is important to them and the broader local community.

Understanding the needs and concerns of the local community and engaging with residents in a meaningful way is a core value to Bluebird, which is why we undertake extensive consultation prior to lodging Development Applications. We are continuing to invite feedback directly and through our information website, accessible here.

We avidly believe that early and authentic engagement results in significantly better outcomes for all parties. 



Next Steps

The Development Application has now been lodged for assessment with Brisbane City Council.
